Some agents practice "Dual Agency Representation" which is the same agent representing both the buyer side and the seller side of the same transaction.  Most of the time the seller is much better represented through out the transaction, and at the buyers expense.  In many states the practice of dual agency is actually illegal and for good reasons.

One thing to remember is that the listing agent is working first and fore most for the seller, their best interest, and getting them the most money for their house.  The listing agent has a legal obligation to their sellers to inform them of anything they might learn about you or any other potential buyer that could possibly benefit the sellers while negotiating contracts and terms.  The sellers have someone working for them and their best interest, shouldn't you?

A common analogy is: Would go to court and hire the same attorney to represent both sides of a lawsuit?
