Should you start off high?

So you've decided to sell, and off course you want to get the most money possible for your house.  So why not start off high and you can always come down, famous words from all home sellers.

The truth is Des Moines's a very competitive market and by listing your home just a few thousand dollars over its market value can actually result in getting less than top dollar.  Buyers are going to shop & compare and try to find the most house for their money, and if you priced above your market value you're going to lose out to your competition and in return lose equity. 

Over pricing will cause your house to sit on the market, and the longer a house sits on the market the harder it is to sell, and the harder it is to get top dollar.  When buyers see a house that been on the market a while the first question they ask is what's wrong with the house, and why is it still on the market.  They will also look at it as a seller potentially getting desperate or discouraged, and are more likely to write a low or insulting offer. 

So don't lose your hard earned equity by over pricing.
