Realtors:

So you have a good idea of what your home's worth, but whom should you hire to do the job to ensure you get full market value in a timely manner?  When interviewing agents to list your home and market it, and represent you and your best interests, make sure they have the experience necessary to correctly price your home, and the resources to effectively market your home.  Don't make a decision based on who gives you the price.   

Some agents will tell you what they think you want to hear, or tell you they can get more for your house than they really can to simply get the listings.  We call this buying a listing.  They'll take the listing above the homes true market value and turn around in 3 - 4 weeks and tell you need to lower the asking price because you're not getting showings, or you getting showings and no offers. 

So now you've just wasted time on the market, turned away potential buyers, and possibly lost equity!

Here are some questions to ask realtors as you interview:

  1. Do you work as a full time agent?

  2. How much communications do you typically have with you clients?

  3. How well do you know this market, and this area?

  4. Do you have a marketing plan to effectively market my home to as many buyers as possible?

  5. Can you provide me with a list of past clients that have a sold their home that I may contact?

  6. Do you have a list of other real estate professionals you can refer me to?
