Home inspection:

Writing you offer subject to a home inspection puts you in a better position as the homebuyer and is highly recommended by most agents.  When you write the offer subject to a home inspection it says that the sellers are accepting your offer with your price terms and conditions, and you have the right to hire a private home inspector to ensure the condition of the property and it's mechanicals.

A good home inspector will do a thorough inspection of all your mechanicals, appliances, and structural features.  If something should come up in the home inspection we can go back to the sellers and negotiate for the repairs to be done or money back to do the repairs.  If the sellers are not willing to negotiate to your satisfaction then we can terminate the transaction and find you a better house (with you getting back your earnest money).

                                                               

Final walk through inspection:

With in 24 hrs prior to closing we will do a final walk through inspection.  At this point we will go through the home to make sure the home is in the condition it was when we wrote the offer, or otherwise agreed upon by all parties, as well as making sure that all appliances, furniture etc. that are suppose to remain with the property are there, before you close on the property.
