Always be Ready:
You never know when that perfect buyer might come through. Even though it might be an inconvenience to always be picking up after the kids and dog, it's only for a short time and the more prepared you are to show the house and the better the house will show the sooner it will sell.
Weather it's before you go to work in the mornings, or bed at night, try to keep the house clean and picked up. You never know when you might get that call in the middle of the afternoon from an agent with a buyer that wants to look at the house. If the house is unable to show, most of the time the buyers will move on to the next home and forget all about yours.
