As an ABR (Accredited
Buyers Agent) I specialize in representing home buyers and making sure my
clients get the most house for their money with the best terms and
conditions in their favor as a home buyer. As your ABR agent I
will represent you and you only!
I don't look at it as
my job to "Sell You a House" You know what you need in a house
and what's most important to accommodate your life style and daily
routines. As your ABR it's my job to provide you with the
information, resources, and experience necessary to make a highly
informed buying decision, help keep you in
the best position as a home buyer, and represent you and
your
best interest.
There's nothing I hate more than
pushy sales people, and more than anything I try NOT
to be one of those people. Nobody likes feeling that they're
being pushed or pressured in to doing something...especially
during one of the biggest decisions of your life. My style is
very laid back and the one thing you
won't get from me is any kind of sales pressure. When
you are ready to start your home search I would be happy to answer
any questions you may have, help guide you
along the way and represent you in the purchase of your home.

The Listing Agent has a legal
obligation to their client (The Seller) to get them the best terms,
condition & highest price in the sale of their home. As an ABR
(Accredited Buyers Agent) I represent home buyers in the transaction and their best interest
to get my clients the most house for their money with the best terms and

As your ABR it's my obligation
to disclose all and any information I know about the sellers and their
situation to put you as the buyer in the best possible better position during negotiations
and through out the transaction. |

to obtain & disclose all and any material facts that may affect the market value

As your ABR your reason
& motivation for buying a home is not discussed with the
home sellers, the sellers agent or any other agent.

house is certainly not discussed with the sellers or their
agent and is 100% confidential. |

Bottom line is I don't discuss any
information that a home seller or listing agent could use to put them in
a better situation during negotiations. I don't even discuss these
issues with other agents in my office or even my broker (my boss).
This is information nobody needs to know except you,
your loan officer and your agent.

Do you have access to all properties for sale?
A: I work for a FULL SERVICE real estate
broker which means we cooperate with all other real estate companies.
So yes I have access to ALL properties for sale not just homes with my
company.
Q: What about For Sale By Owners...Can you represent
us if we find a For Sale By Owner we like?
A: I
have actually represented many clients in the purchase of a home For Sale By
Owner.
Q: Having
a buyers agent definitely sounds like a good idea...but if we don't pay you how
are you compensated for your work?
A:
The most common way a Buyers Agent is paid is the same way any
other agent is paid. After the closing the paid commissions are split
by the listing broker and the selling broke and I am then paid by my broker.
